After two years of renting this lovely house its time to move out. It's been a great house, in a great neighborhood but (unfortunately) rented from a not-so-great company called "Remax Advantage - Summerlin". Probably not the worst rental company in the world, but certainly the worst that I've used over the last decade of renting since moving to USA. Any contact with them, leaves a sour taste from their unprofessional handling of all reported problems, ignoring phone calls, voicemails and never replying to emails unless its to demand timely payment of rent.
REMAX - Only interested in collecting rent. Not interested in maintaining the property:
I gave up reporting the problems we had in the house, because none of the issues were ever addressed. The only time Remax sent a handymen to fix the various issues - the handymen arrived, fixed one problem, looked at the others, promised to return with parts and left. Never to return.
Here is a copy of the letter I sent/voicemailed/emailed/mailed a dozen times when I first moved in back in 2018.
"I’ve had no response to my three emails reporting these problems, so I am resorting to mailing this letter.
Remax has never given me a move-in inspection and although there are no major problems with the house I do have number of smaller problems I would like to report: Lots of damage spots and problems like blown bulbs and rear yard electrical problems to report.
House Issues
• Dishwasher intermittently shows an E24 error code – pump fault.
• Multiple in-roof bulbs do not work
• Microwave Lightbulbs over hob do not work
• Microwave Turntable is intermittent (motor does not always work)
• Front Guestroom Blind cord is not working
• Heavy chip on external pillar in front of garage door
• Front Door latch is faulty and sometimes sticks (leaving door unlocked)
• Carpet is very frayed on entry to downstairs main bedroom – this needs covering with something or it will spread.
• Master bathroom has holes in wall from a previous tenant’s removal of TV mount?? (Guessing).
• Shower rubber seal is broken and needs replacing.
• Small hole behind door in downstairs entry toilet
• Kitchen skirting board has what looks like cat scratches on it?
• Hob gas lighter intermittently does not work on front hob
• Living room gas fire does not work. It will not light.
• Rear Door to yard – sticks and is very heavy, it needs rebalancing.
• Rear Door to yard – the fly screen is frayed and small tears in it
• Upstairs toilet leaks and flusher does not close
• Dent in wall near upstairs lobby window
• Nap on all the carpet is old (not urgent but I want to record it)
Yard Issues
• Irrigation is broken near walk way to pool pump

driving home from work... into 'Lake Las Vegas' and one of the (many) desert wolfish I see was (rather rakishly) standing in the road... after fumbling for my phone, i had to chase him around the corner just before he bolted.... my wingman (Bailey the 7 month old Springer) wanted to go out and make a friend... but I think all he would of made was a nice meal...

A few months later the second sitting of Kates back piece.
Kate had an old back tattoo on her lower back... it was applied badly and the black ink *bled* into surrounding skin giving it a blurred and frankly 'crappy' look. Lived with it for ten years before meeting Eddie (www.EDDIEYEARY.com) who took on the task of transforming this old nasty tattoo with an extensive back piece cover up of a Koi and Lotus flower... Challenging work and this the second session.... mainly completing initial outlines and shading then coloring the lotus....

After the last bout of engine work (replacing the crank sensor thing) Boris was nice for nearly 3 months... before acting up again. Although a lot less frequently.... Up until this month hes only refused to start once every few weeks... I've been just living with it.
Last month he had major sulk and left me stranded on several occasions... I left him at another LR specialist in San Francisco who could not reproduce the starting problem (imagine that!)
Luckily he happened to break down within an hour of me collecting him from the garage and they came straight out... saw him refusing to start.. plugged in a spark plug tester and it started first time. The same thing happened a few days later... plugged in a sensor and it started again.
I had a kind of "aha" moment.... so left the plastic cover off the top of the engine so I could get to the sparks quickly when it happens again.
he's been good for 2 weeks now.... including a cross country drive back to here (Folly Beach, SC)
This morning it happened again..
But this time... is there a spark of light at the end of the long dark tunnel of Landrover ownership? (pun fully intended)

Just woke up, monday morning, running a bit late after last nights late flight in, jump out of bed, quick shower, feeling alive, fire up PC to check emails while dressing, decide to look outside and grab paper... what! White Stuff? Down here in the humid south? wow! I can only imagine how this stuff will affect the locals, that dont even know what this cold stuff is.... ;)

Jay and Mandra, I can't begin to understand how devastating the loss of Jayden must be for you guys. I try to think how I would feel, if I lost one of mine in the same way and it brings me to tears. I don't have the words to explain how upset this has made me, my heart aches for you and I'm sure you know that I'm here if you need *anything*.
I was lucky to spend a few brief times with Jayden this last year and she was such a cute kid, quiet but always friendly and with a smile that lit up the room. This was a tragic accident and I hope you find peace and closure soon.
I've always loved this song -- written by Eric Clapton shortly after the accidental death of his 4 year old son --I think it's particularly fitting for a little picture tribute for Jayden... I hope you like it.
